4 Things To Consider Before Adding Dormers to Your Roof

A dormer is a roofer structure that projects from a roof plane, and usually features a window. In addition to the aesthetic improvement, they have their practical uses, from natural lighting and ventilation, to an additional egress point. Adding a dormer to a roof isn’t as simple as cutting out a hole in the roof and installing these structures.   1. Structural integrity. The addition of dormers requires changes to the roof framing, so it’s important to assess the roof’s structural integrity. The roof should be able to support the increase in weight after installation, as well as the increased wind resistance, as dormers are oriented perpendicular to the ground.
  2. HOA rules. It goes without saying that changes to the roof will require permits. However, if you live in a community governed by a homeowners’ association (HOA) there may be additional rules that you have to comply with, which are usually stated in the covenants, conditions, and restrictions (CC&Rs). In some communities, there could already be a list of acceptable dormer styles. In others, such changes may nor even be allowed.
  3. Dormer style. You might be surprised to know that there are various types of dormers, in addition to the most popular type, gable dormers. If you want a dormer with a standard rectangular window, then you should consider alternative styles like shed dormers and hipped dormers. Other styles that are worth considering include “eyebrow” dormers, which feature structure that appear to be rising from the roofing plane. The most common eyebrow dormer is shaped like a half-circle, though triangular versions also exist.
  4. Property value. Lastly, you have to consider how a dormer will impact property value. Despite the practical applications of dormers, they may look out of place in certain architectural styles, and therefore may impact its value. Dormers may also get in the way of solar panels or other similar installations, if you are planning on having them in the future.
